Looking from our neighbours yard to our back yard. Our water tank got a little damaged in the storm when it fell over, so hubby and I are hoping we can get a new one and change the colour to the same as the roof (monument).

ReplyDeleteWe are doing our final inspection tomorrow with our SS. We won't be able to get the keys then as Allworth haven't given us the final invoice yet, which I can't send to our broker. Even when that happens, the bank can take up to 7 days to pay the final invoice. So I am not exactly sure when we'll get the keys. There are a few little things I want to make sure get fixed before we move in too.

ReplyDeleteThe painters were suppose to start this week but no one has been there.
We had the final inspection yesterday. We went through with a fine tooth comb and found a few repairs that need addressing. Mainly paint touch ups, a few cracks in the cornices but apparently that normal as the house it settling. Some tiles also need replacing. I want some power points moved in the ensuite and we need a new water tank (it fell down and was damaged in the April storms). We put everything in writing and signed off. We were given the final invoice by the SS so I have sent that off already. Just waiting on the valuation inspection and final payment and we can get the keys. We have the prelim occupancy cert so need to get the driveway done and the side fence/retaining wall and lawn so we can remove the siltation thing at the front. Once that's done we will get the full occupancy cert. It's all so exciting now!

ReplyDeleteHow strange that they gave you your invoice on final inspection & we received our yesterday in the mail & they are still at least 2 weeks away from finishing.
We were chasing it up for nearly two weeks and have only just now discovered we are over contract price by about $950 which WE have to cover. Apparently there was extra money required to do some rock excavation but we weren't notified so now the bank will go to pay the final invoice and it's MORE than what they are expecting. I am furious. We should have been told about this ages ago to arrange extra funds with the bank before now.
ReplyDeleteThey have put on our invoice extra for scaffolding i sent an email asking to see the actual invoice as they have to provide it to you. They have given us a copy of the invoice for the extra amount for our plumbing. Yes they should have given it to you earlier it's not very fair. We were lucky we got credits back for soil removal & piers so have less to pay.
